How our Prestwick team is helping drive investment, regeneration and growth.

From advanced manufacturing hubs and modern business space to large-scale housing and community infrastructure projects, investment across Ayrshire is helping to reshape the region’s economic future.
At the centre of many of these projects is the Clancy Consulting team in Prestwick.
As a long-established multi-disciplinary engineering consultancy, we have supported the delivery of some of the region’s most significant regeneration and development schemes over the years.
Here we take a detailed look at the work our Prestwick team do in North Ayrshire specifically.
Local expertise with long-term commitment
Our people are at the heart of Clancy’s regional success in Prestwick and North Ayrshire.
Led by Divisional Director, Gordon Hunt, supported by associates, Steven McKergow and Dean Craig, the office combines decades of engineering experience with deep local knowledge that forms the basis of enduring client relationships.
With support from our wider regional teams in Glasgow and England, the Prestwick team has continued to strengthen its expertise in civil and structural engineering, infrastructure design, and early-stage feasibility work.
Importantly, we are investing in future talent through opportunities for local trainees, including day-release degree pathways to help develop the next generation of engineering professionals within North Ayrshire.
A combination of continuity, local understanding and technical capability has helped establish our Prestwick office as a trusted delivery partner across the region’s public and private sectors.
Championing inward investment in advanced manufacturing
One project that reflects both the ambition of the region – and our role in bringing it to life – is the i3 Enterprise Area in Irvine.
The project is backed by £15 million of investment through the Ayrshire Growth Deal – comprising funding from the Scottish Government and North Ayrshire Council.
To date, it has delivered high-quality, flexible commercial accommodation to attract advanced manufacturing businesses, support SMEs and start-ups, and generate long-term employment opportunities across Ayrshire.
Working alongside Entasis Architects, Hulley & Kirkwood and contractor Muir Construction, our team provided civil and structural engineering services from the earliest feasibility and site appraisal stages through planning, building warrant approvals and construction delivery.
We initially supported North Ayrshire Council through feasibility studies and progression of the designs to RIBA Stage 3, helping facilitate the tender process for the first phase of development.
Clancy was then novated to continue the detailed design through RIBA Stage 4 and support the project through construction and approvals.
The success of this first phase has already created momentum for future delivery.
North Ayrshire Council has identified a tenant for the completed buildings, and Clancy is part of the team that will deliver the internal fit-out and building extensions to suit future production requirements.
Our role also extends to future masterplanning work, road extensions, drainage strategies and SuDS infrastructure to support the site’s long-term expansion.
With further phases under consideration, the project demonstrates the importance of continuity, technical collaboration and trusted long-term partnerships in delivering regional growth.
As Councillor Eleanor Collier, Cabinet Member for Green Environment and Economy, explained:
“The i3 Business Park is a key strategic site not only for us as a Council but also Ayrshire as a whole.
“It already consists of a wide and varied business base including antibiotics manufacturer GSK, engineering technology business Booth Welsh and natural and herbal remedy manufacturer Vogel. It also hosts the Digital Process Manufacturing Centre and is a real skills hub for industry and academia.
“This new development, which will be followed by the second phase of development, will provide even more opportunities to attract large-scale inward investment opportunities to support advanced manufacturing uses.”
A long-term technical partner for North Ayrshire Council
The i3 Flexspace programme is a flagship project that forms part of a much wider and long-standing relationship between Clancy and North Ayrshire Council.

Over many years, our Prestwick office has supported the delivery of projects spanning housing, education, leisure, regeneration and infrastructure – helping to shape sustainable, resilient environments for the local community.
Recent projects include:
● The Circuit, Irvine – a modern leisure and sporting facility delivered in collaboration with GD Lodge Architects and Ashleigh (Scotland) Ltd
● Flatt Road, Largs – the single largest development in North Ayrshire Council’s Strategic Housing Investment Plan, delivering 123 new affordable homes through a partnership-led approach
● Ayrshire Central, Irvine – the major redevelopment of a former maternity hospital site delivering over 200 residential units and sustainable infrastructure solutions
● Moorpark Primary School, Kilbirnie – a design-forward, modern education building that embraces sustainable design using timber frame construction, delivered as part of North Ayrshire Council’s Capital Investment Programme and through the Hub South West Scotland framework
● Fullarton Street, Irvine – the regeneration of a former residential site into 43 modern, energy efficient homes.
The breadth of our long-standing relationship with North Ayrshire Council reflects our transparent, collaborative approach with the local authority.
It also highlights our strong relationships with key regional delivery partners in the area, including public-private procurement platform, hub South West; main contractor, Ashleigh (Scotland) Ltd and specialist subcontractor, Alexanders Timber Design.
