Retrofit & decarbonisation of estates – why it matters for the future of real estate

Watch the video below to see how we’re transforming an existing commercial building into sustainable new office accommodation with a project value of £85m.

We champion retrofit schemes, enabling the reuse and optimisation of existing spaces and materials, which significantly reduces embodied and operational carbon within each project.

Recent NPPF updates reinforce the need to reduce embodied carbon, optimise land use, and balance heritage with public benefit. This policy direction translates to a growing pipeline of redevelopment and refurbishment projects, with commercial viability and funding access remaining crucial, especially for higher-risk assets. Retrofit and decarbonisation are inseparable, forming the foundation of responsible development and sustainability.

The industry is experiencing a shift in mindset, with greater levels of intervention required for viable retrofit schemes that meet planning approval. Early collaboration with structural engineers, alongside architects and planners, is increasingly important as the complexity of retrofit projects grows. As local areas evolve, developers are diversifying their portfolios, adapting assets to meet demand across commercial, hospitality, residential, and life sciences sectors.

Our deep understanding of maximising the value of existing assets has become the industry norm. In 2026, the focus will be firmly on retrofitting existing stock. According to government data, 80% of the buildings that will be in use in 2050 already exist today. The requirement for offices to achieve an EPC rating of B or above by 2030 is driving immediate action on asset viability. As occupancy rates return to pre-pandemic levels, landlords and owners are making more confident decisions about office spaces.

Our team’s proven track record, technical know-how, and collaborative approach ensure that every project is delivered with sustainability, efficiency, and community benefit at its heart.
