Handover for affordable housing development, Bodmin Road

Article posted on: 18 November 2020

Delivered on behalf of Yorkshire Housing, this £3.7m development was successfully handed over last month providing 32 new affordable homes in the Middleton area of Leeds. The 28 houses and four apartments for shared ownership and affordable rent tenures will soon see customers moving in and enjoying their new community.

Designed to integrate into the neighbouring properties and surroundings, the semi-detached houses all have parking facilities and an existing road was upgraded to provide access into the estate plus a footpath constructed to improve pedestrian safety.

Clancy Consulting worked in partnership with Esh Construction and S+SA Architects to deliver the development, known as Bodmin Road, by providing civil and structural engineering design services along with details for external works, below ground foul and surface water gravity systems. Work got underway on the new homes in April 2019, following planning permission being approved by Leeds City Council to transform the site of two former care homes which were demolished in 2016.

Chris Hale, Estimating Director at Esh Construction, said: “Bodmin Road is a scheme which has been long in the making and marks the first land led development delivered by Esh within the Yorkshire region. The project is testament to a huge combined effort between our partners and the delivery team, from land acquisition to design and planning stages through to its construction.

“We’re delighted to have worked in partnership with Yorkshire Housing to deliver these much-needed, high quality affordable homes in Middleton and help address the shortage of affordable housing in the south west of Leeds.”

Clancy Consulting Divisional Director, Michael Crown, commented: “Supporting the delivery of affordable housing is a key focus for Clancy and it’s wonderful to see this successful project now complete and ready for Yorkshire Housing customers to enjoy their new community. The project team has delivered much needed high-quality affordable homes and we continue to develop our working relationship with Esh with our recently completed extra care scheme, Burchester Court, in Grismby.”

Sian Grindley, Head of Development at Yorkshire Housing said: “Quality housing delivered with a great team effort by Yorkshire Housing and Esh Construction at Bodmin In Leeds. We are really grateful to everyone who has played their part in getting the development to fruition. Centrally located in heart of Middleton in Leeds with a mix of tenures of shared ownership and affordable rent for us to provide homes for a range of customers such as first-time buyers, families and affordable rents to the community.

“We are really pleased to be able to build on our success at Bodmin and we hope this development, along with our other upcoming developments in West Yorkshire, can achieve the same standards and create a sense of community, which are key priorities for us. We are passionate about creating new communities and delivering quality affordable homes and we hope that this development will help towards achieving that goal and our strategic priority of delivering 8,000 new homes by 2030. We want to continue providing homes and communities where our customers are proud to live and call home.”
