If they are not regularly maintained the property will degrade, the asset value will reduce and, probably, there will be increasing demands for maintenance expenditure with sudden large financial demands for elements such as building services, re-roofing, or structural repairs.
Therefore, it is financially advantageous, if not essential, to have a sound planned preventative maintenance (PPM) schedule. It can ensure that routine maintenance and repair works are implemented to ease out peaks and troughs in the annual maintenance cost cycle of a building and ensure that the asset value of the property is maintained or enhanced.
We routinely undertake 5 year and 10 year Planned Preventative Maintenance (PPM) inspections to prepare schedules for the benefit of the Client. These schedules can identify the main components of a building for repair or can be prepared in detail on a room by room basis.
Once the Schedule has been prepared, we can progress any necessary remedial works through our in-house project management team from taking the client brief, preparing budgets and producing the specification through to appointing a contractor and administering the works up to Practical Completion.
We have undertaken PPM schedules on substantial property portfolios and individual properties including Local Authorities, Health Authorities, industrial clients and individual property owners.
