Adverse environmental conditions affect both our quality of life and our efficiency at work, and are of concern to us both as employers and employees. These include noise, dust, fumes, bacteria and those specific hazards controlled by legislation (such as asbestos and legionnaires' disease).
Condition and Dilapidation Surveys
Clancy Consulting frequently become involved is the assessment of the early identification of defects and maintenance liabilities within our clients property portfolio. Those with responsibility for property management know the importance of appropriate maintenance and its affect on the value of the assets involved. Coupled to this service is the cost advise that we can provide using the in-house database or the expert system Vixen.
Due Diligence condition surveys conducted prior to letting identify defects thereby quantifying those liabilities likely to be encountered during the lease period. This is particularly important where full repairing leases are involved and an accurate assessment of long term maintenance liabilities is vital.

Legionella –Surveys
Legionnaire’s disease is in part a product of the built environment. Clancy Consulting provide experienced surveyors to inspect and report on the installations examined. Our report are based upon the Legionella Risk Assessment has been developed in accordance with current recommended practices and guidelines on the control of Legionella from the Health and Safety Executive (HSE) L8, “The control of Legionella bacteria in water systems” Approved Code of Practice (ACOP).
Whilst Legionella is much reduced since its prominence in the 1980’s and more recent publicity is obvious that the Legionella problem won’t disappear entirely and there will always be a requirement for continued vigilance and inspection/reporting.
